Step 2 - Remaining information you need before acquiring your first or next rental

Now that you will know how to purchase a rental property with $0, you will need to know:

  1. Where to invest (in your city vs. out of town vs. out of state)
  2. Where to invest in that chosen market (which neighborhood, street, etc.)
  3. What size to buy (small residential vs larger commercial)
  4. What type of property to buy (SFH vs. Duplex vs. 4-Plex vs. Apartment)
  5. How to find the best deals on rental properties
  6. Most important real estate numbers to know for analyzing potential investments (CoC, ROE, NOI, Cap Rates, DSCR, ARV, LTV, 1% rule, etc.)
  7. How to analyze to find the best investments (to know if worth investing and if it is a good investment / deal)
  8. What to look for and look out for with an inspection
  9. Best negotiation tactics for purchasing your property
  10. Other financing methods for purchasing your rental pro (with $0 of your own money)
  11. Whether to have property management (DIY via self managing or hiring a PM)
  12. Best updates to make to your rental (to attract tenants + increase cash flow + increase equity)
  13. How to maximize cash flow on your rental
  14. What insurance you will need
  15. Whether you should use an LLC for your rentals
  16. Refinancing your rentals
  17. What to do or not to do
  18. How to access your equity tax free (rather than selling an incurring taxes and other costs)
  19. When to sell your rental property
  20. and more

80 Video Lessons

My wife and I created 80 video lessons on every single bullet listed above (and much more).

This information is needed before you buy your first or next rental property to:

  1. Decrease risk of losing money
  2. Increase the odds of earning high cash flow and equity

Value of This Info >>> $55,000

With the PDF in Step 1 on buying a rental property with $0, you may think, "If I replicated you and bought a $220,000 duplex for free, you only saved me from the 25% down payment, so you only saved me $55,000."

Not only is this the amount of down payment you saved, but you will receive that same amount in equity as well for free (available to you to access via refinancing or selling, or you can hold).

On top of that, you will have passive cash flow + appreciation + tax benefits on that property, leading to more financial benefits.

Additionally, that is only on one property. Image instead learning how repeat the process over and over? This is why I am obsessed with investing. Therefore the value of this information to successfully implement is worth >>> $55,000.

Guarantees

No results can be guaranteed, since it will depend on you and what you ultimately decide to invest in, what type of property you buy, what size you buy, whether you bought a good deal, whether you use property management, when you sell, etc.

However, I can guarantee that the likelihood of success will increase from you completing this course, from learning new information regarding more ways to purchase properties with low or no money down, which markets to invest in, what types of properties and size are best, how to value properties. how to analyze properties to know if buying a good deal, when to sell, what to avoid, and more.

I can guarantee that because this is the exact information I have used to find and invest in these type of rental properties with success. I created this course to have all this information in one place for my new born son.

Complete the course today, to find a property and get it under contract as soon as today, to replicate how I built a portfolio of passive income generating rentals.

Don't just take my word for it:

Step 3 - Remaining information you need

after acquiring your rental

Additionally, now that you will know how to purchase a rental property with $0, you will need to consider managing your properties yourself.

Doing so can save you around $2K/yr per unit, or around $50K per 10 units or $100K per 50 unties.

This is why my wife and I managed our own properties.

After you acquire your rental and if you decide to manage yourself, you will need to know:

  1. How to find and select the best tenants (minimizing your time, reducing headaches, dealing with less calls and complaints, increasing paying on time and renewing, etc.)
  2. How to minimize your time involved (leading to more passive investments)
  3. How to minimize headaches with managing properties (such as not directly deal with issues, such as repairs)
  4. How to set your qualification standards (leading to approving and renting to the best tenants)
  5. How to determine the price to set rent (including our counterintuitive strategy that has led to finding the best tenants)
  6. How to market your property to get the best tenants (including the best places to market, including where others usually do not)
  7. The correct way to deny a prospect (without knowing this, you can get yourself into a bad situation)
  8. How to approve your new tenant
  9. How to create your lease and addendums (easy method)
  10. How to handle the move-in process
  11. How to handle tenant communication (these are the best approaches we have found to work)
  12. How to maintain your property
  13. How to find and work contractors (important, as this will save you considerable time)
  14. How to inherit tenants from new properties (very important, given if you buy a property with existing tenants, you will need to know how to deal with this)
  15. How to handle lease renewals and non-renewals (including whether to raise rent and how)
  16. How to handle the move-out process
  17. How and when to return the deposit after move-out (must be fully aware of this by law)
  18. How to give a notice related to non-payment or other issues
  19. How to handle evictions (learn the best and easiest way to avoid this but how to handle if needed)
  20. How to handle accounting, expenses, tax deductions (easy-way)
  21. and more

Nearly 100 Video Lessons

My wife and I created nearly 100 video lessons on every one of the bullets listed above (and much more).

This information is needed before you manage your properties to:

  1. Decrease risk of losing money and time
  2. Increase the odds of earning higher cash flow

Value of This Info >>> $20,895/Year

Property managers can cost 50% - 100% of first months rent, and another 4% - 10% of each months rent. Therefore if you become a property manager for your properties you can save $2,089.50 per year per unit (for rent at $995/m).

Given you will likely want to keep scaling to build a portfolio of passive income generating properties, even just with 10 units you save $20,895+ more per year by being a DIY property manager, and 50 units is $104,475+ (enough to replace a salary or two).

About This Course

  • Goes over how to buy your first property and beyond (90 days or less), and insights into maximizing income and wealth (including for financial independence and retiring early), both for those just starting out and those that already invest in residential real estate.
  • Includes my mistakes and insights from owning my rental properties, as well as the mistakes and insights from others.
  • Collection of everything I have learned about investing in real estate, from reading, watching, and listening to everything real estate investing related. Given everything is in this one course, you will learn in as little as days what took me years to learn.
  • Created such that this is all you will need to be able to buy your first property.
  • For those with existing properties, that are a significant number of methods, tips, tricks, and best practices to increase your cash flow and maximize your wealth in real estate investing
  • Includes all the information you need to feel comfortable buying your first or larger real estate property. I understand how it feels before buying your first property or your next much large property. I spent years learning everything I could. It would have taken much less time if I had a single source that covered my biggest uncertainties. I included all of that within this course.

How do I know this will work? When I began investing in real estate, I copied what already worked from the best investors, and did very well for myself. Where I had mistakes, I learned from them. I included all that information here, increasing your odds of success even more.

In order to have success from this course, it will require you to go through the lessons. While there are many, this relatively little time and effort will pay off incredibly in relation. You are learning how to generate large amounts of cash flow and build wealth.

Benefits of Investing in Real Estate

  • Leverage: Banks will loan 75-80% (all the way to 96.5-100%) of the purchase price, at currently low interest rates for very long periods of time (ex: 30 years). Makes it more accessible to invest from requiring less money, which also leads to higher returns and the ability to scale faster and easier.
  • Price Appreciation: Over time, the value of real estate can appreciate from increase in demand, decrease in supply, general inflation, forced appreciation from rehabs or increasing net operating income with commercial real estate, etc.
  • Mortgage Paydown: Rental income is used to pay down the mortgage, leading to the owner having increasing levels of equity / ownership of the property. Once the mortgage is paid off, the value of property is owned in full by the owner.
  • Inflation Hedge: Have the ability to increase rent over time, offsetting any increases in other expenses, leading to maintaining or increasing the purchasing power of the cash flow.
  • Cash Flow (Passive): Cash flow is the rental income left over after paying debt, insurance, taxes, repairs, capital expenditures, vacancy, etc. This remaining amount can be used to scale further and increase future cash flow more, or it can be used as another source of income. Cash flow can be more passive, such as with property management.
  • Tax Benefits: Interest payments on mortgages are tax deductible. Depreciation can be used to offset income generated by the renal properties. Other benefits to defer taxes, like 1031 exchanges. Ability to refinance tax free.

Goal of this Course

  • For those just starting out: Learn how to buy your first property and beyond. I created this course such that by just going through this single course, you would learn everything you need to know to buy your first rental property

  • You are looking to buy a single family rental
  • You want to invest in small to large residential real estate
  • You are looking to househack
  • You own single family rentals
  • You own a duplexes, triplexes, or 4-plexes

  • You want to maximize your income through real estate
  • You want to create wealth through real estate
  • You want to replace your income of a day job with passive income
  • You want to be financially independent
  • You want to retire early

What Can You Expect to Learn?

  • How to Invest in Residential Real Estate
  • How to Understand the Numbers
  • How to Analyze Prospective Rentals
  • How to buy $100K, $1M, $100M+ real estate with none of your own money required ($0), saving you from having to come up with a down payment
  • How to live for free, saving you $5K, $10K, $20K+ a year
  • How to get all your original down payment and repair cost back out of your property, saving you from having to come up with or save another $20K, $100K, $1M+
  • How to access equity without selling, and tax free

It can take years to learn this information. Not because it’s hard to find, but because there is so much of it out there, and it is hard to know what is good, and find what really works. I did this for years, and then found what really works. All of that is in this course. You will receive instant access to this information, leading to much quicker results than without this course.

How is the Price of the Course Determined?

I have priced this course such that the price is significantly less than the value of the contents and information.

To put the cost of this course in perspective:

  • One college course can cost anywhere from $1,000 to $7,500+
  • This course could save you from investing in a bad deal, saving you from losing $10K, $100K, $1M or more
  • Avoiding even the smallest mistake, such as related to repairs or vacancies, could save you many on the small said thousands of dollars, which is multiples of the price of this course. For example, one thing I will discuss would have saved me $20K+ on my first rental that I bought for ~$60K, or 33% or the purchase price...
  • Buying just one real estate rental could lead to $100K, $1M, $10M+ over its lifetime
  • Even simpler, you will learn how to increase cash flow, which could be enough to make more incremental cash flow in one month than the price of this course (let alone the benefit of that cash flow reoccurring each month and increasing each year).
  • You will learn how to buy $100K, $1M, $100M+ real estate with none of your own money required, saving you from having to come up with a down payment
  • You will learn how to live for free, saving you $5K, $10K, $20K+ a year
  • You will learn how to get all your original down payment and repair cost back out of your property, saving you from having to come up with or save another $20K, $100K, $1M+
  • No results are guaranteed

This is not information I would like to give away for free, and will likely increase the price over time, and someday no longer to sell to keep the information more private.

Frequently Asked Questions

Why did you create this course?

I recognized a large gap between the current real estate investing courses out there and the level of quality and information that I felt they should have.

I wanted to be able to provide that level of quality and information, and in the format of a course with video lessons. This way all the information could be consumed in one place (rather than across many different books, websites, podcasts, videos, etc), and learned much quicker and easier (compared to the years of reading, watching, and listening to content and time owning our rentals).

Most importantly, my wife and I just had our first kid. I wanted a central location of everything I knew about this topic, to be able to easily pass the information on to him. That was my biggest motivation to go through all the work to create this course.

When does the course start and end?

This course is self-paced, allowing you to start and stop as you choose.

How long do I have access to the course?

Once enrolled, you will have lifetime access to this course.

When will the price increase?

The price for all courses increase regularly and often. Purchasing today locks in the price today before it increases. Purchasing today and today's price will give you ongoing access and new lectures for free as they are added to this course.

Are there refunds?

To remove all risks with purchasing this course, if you do not feel you received equal or more value than the purchase price of this course, after viewing 100% of the program, contact me in the first 7 days for a full refund. Simply provide why you felt you did not receive equal or more value, and you will be fully refunded.

How is the Price of the Course Determined?

I have priced this course such that the price is significantly less than the value of the contents and information.

To put the cost of this course in perspective:

  • One college course can cost anywhere from $1,000 to $7,500+
  • In terms of the amount of money that can be saved from self managing, some property management companies charge anywhere from 50 - 100% of first month's rent and 4 - 10% of every month's rent. If you are looking to own residential real estate properties, or already own properties, the amount of money you save from self managing is staggering, and hence why my wife and I self manage. This course will teach you everything you need to know to self manage and save all this money.

Ex: One unit at $1,000 could require paying a property manager or company $500-$1,000 of the first month's rent. Then factor on 4-10% of each months rent, or $40-$100 per month. In one year, that is over $2,000. Then factor in other fees as well. Given the higher fee with re-renting out a unit, most managers are motivated to have turnover, as they will make more money. To top it all off, this is only for one unit. Therefore the cost savings over one or more units, and over many years, can be substantial!

However, you must manage the right way, or you could lose this savings in other ways. This is why we built this course, to teach others the best way to manage residential real estate.

This is not information we would like to give away for free, and will likely increase the price over time, and someday no longer to sell to keep the information more private.

Frequently Asked Questions

Why did you create this course?

We recognized a large gap between the current property management courses out there and the level of quality and information that we felt they should have.

We wanted to be able to provide that level of quality and information, and in the format of a course with video lessons. This way all the information could be consumed in one place (rather than across many different books, websites, podcasts, videos, etc.), and learned much quicker and easier (compared to the years of reading, watching, and listening to content and years of managing properties).

Real Estate Investing, How to Invest, Swany407 Investment Courses, Benefits of Investing in Real Estate, Investing in Commercial Real Estate, Investing in Residential Real Estate, Financial Benefits of Owning Residential Real Estate, Leverage, Price Appreciation, Mortgage Paydown, Inflation Hedge, Cash flow, passive through property management, tax benefits, interest payments tax deductible, depreciation, 1031 exchanges, - Leverage: Banks will loan 75-80% (all the way to 96.5-100%) of the purchase price, at currently low interest rates for very long periods of time (ex: 30 years). Makes it more accessible to invest from requiring less money, which also leads to higher returns and the ability to scale faster and easier. - Price Appreciation: Over time, the value of real estate can appreciate from increase in demand, decrease in supply, general inflation, forced appreciation from rehabs or increasing net operating income with commercial real estate, etc. - Mortgage Paydown: Rental income is used to pay down the mortgage, leading to the owner having increasing levels of equity / ownership of the property. Once the mortgage is paid off, the value of property is owned in full by the owner. - Inflation Hedge: Have the ability to increase rent over time, offsetting any increases in other expenses, leading to maintaining or increasing the purchasing power of the cash flow. - Cash Flow (Passive): Cash flow is the rental income left over after paying debt, insurance, taxes, repairs, capital expenditures, vacancy, etc. This remaining amount can be used to scale further and increase future cash flow more, or it can be used as another source of income. Cash flow can be more passive, such as with property management. - Tax Benefits: Interest payments on mortgages are tax deductible. Depreciation can be used to offset income generated by the renal properties. Other benefits to defer taxes, like 1031 exchanges. Ability to refinance tax free.

"Really helpful course on how to self manage rental properties. Feel like the tips and tools I learned here will save me time and money down the road. Also helpful to know what to look for in a good tenant. Highly recommend to anyone interested in managing their own properties, or current property managers."
